Pool Buildability Report aggregates and presents publicly available regulatory and property-related information. Nothing in a report, on this website, or in related communications constitutes legal, engineering, surveying, architectural, appraisal, insurance, tax, or permitting advice. Use of the Service does not create an attorney–client, engineer–client, or other professional relationship.
2. Government and third-party sources
We obtain data from public GIS services, municipal codes, federal datasets (including but not limited to Census geocoding and FEMA flood layers), and curated excerpts of local regulations. We do not independently verify the accuracy, completeness, or currency of those sources in the field, and we assume the genuineness of cited records. Government datasets may be incomplete, outdated, misaligned to parcel boundaries, or wrong.

THE SERVICE AND ALL REPORTS ARE PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, ACCURACY, COMPLETENESS, TIMELINESS, OR UNINTERRUPTED / ERROR-FREE OPERATION.
4. You must verify
Before relying on any finding, you agree to independently confirm material facts with the applicable city or county, a licensed contractor, and qualified counsel (and, where relevant, your HOA, surveyor, and insurer). Red- and amber-flag items especially require professional confirmation.
5. Confidence tags are not certifications
Labels such as ai-extracted and human-verified describe our internal process. They are not a guarantee, certification, or warranty. “Human-verified” means a named source was checked as of a stated date — not that the ordinance has not changed since.
6. No third-party reliance
Each report is licensed only to the purchaser for the stated address. Contractors, lenders, HOAs, buyers, AI agents, or other third parties may not rely on a report unless they (or their customer) purchase their own copy under the Terms. An AI agent that helps a customer buy a report does not become a licensed beneficiary beyond delivering that report to the paying customer.
7. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR AGGREGATE LIABILITY ARISING FROM OR RELATED TO ANY REPORT OR THE SERVICE — WHETHER IN CONTRACT, TORT (INCLUDING NEGLIGENCE), OR OTHERWISE — SHALL NOT EXCEED THE TOTAL FEES YOU PAID FOR THAT REPORT (OR ZERO FOR ADMIN-WAIVED RUNS). WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, INCLUDING LOST PROFITS, DELAY, FAILED PERMITS, OR CONSTRUCTION COSTS, EVEN IF FORESEEABLE.
8. Indemnity
You agree to indemnify and hold harmless the operator of this Service from claims arising from your reliance on a report without professional verification, misuse of the Service (including by an AI agent acting for you), or violation of these terms.
9. Governing law
These terms are governed by the laws of the State of Georgia, without regard to conflict-of-law rules, unless your written agreement with us states otherwise.
