Why "20 feet" is the wrong answer
Setback minimums are set per zoning district, and cities like Sandy Springs and Roswell carve out dozens of districts, each with different rear, side, and street-side minimums. A number pulled from a blog post is a guess; a number pulled from your parcel's actual district boundary is a fact with a citation.
Lot coverage matters too
Even when a pool clears every setback, it can still push a lot over its impervious-surface ceiling once you add the deck, equipment pad, and existing house and driveway. That's a separate check from setbacks and just as often the thing that stalls a permit.
What we check for your lot
- Zoning district assignment, from a live parcel-to-district GIS match
- Rear / side / street-side setback minimums for that district
- Lot coverage ceiling versus existing impervious surface
